LETTINGS > TENANT INFORMATION > CRITERIA FOR FULL REFERENCE CHECK

Applicants claiming Housing Benefit will only be accepted providing that the deposit is paid, there is a suitable guarantor, both the applicant and guarantor pass the credit check and that the tenant pays a full calendar months rent to us each month, claiming the Housing Benefit themselves.

All applicants will be charged £59 administration fee that will include a credit check for the principal applicant, Where the tenancy is a Joint one or the applicant require a guarantor there will be an additional fee of £25 per person. Please note that this fee is non-refundable once we have received instructions.

In order to complete the credit and reference checks, the applicant must provide the following:

  • Two paid utility bills received within the last three months
  • Two paid utility bills within the last 5 to 142 months
  • Details of all addresses within the past three years
  • Name and address of landlords or rental agencies where applicable
  • Employment details for the past three years
  • Bank details including sort-code, account number and branch address
  • EITHER a passport, driving license or a bank statement
  • A completed credit and referencing application form

Once an applicant has passed the credit check, we will require one month's rent as a deposit and one month's rent paid in advance. We will carry out a full inventory of the property and a mutually agreed time will arranged for the landlord and the tenant to sign the tenancy agreement. Once both parties have signed the tenancy agreement , the keys will be handed over to the tenant.

It should be noted that there are some landlords who may restrict smokers or those with pets from being considered as suitable tenants for their property.
